Mixed-use developments, or integrated developments are a type of development that blends residential, retail, office, institutional or industrial uses. These developments are being heavily pushed by Singapore’s planning authority as they play a big part in urban planning – in maximising land usage and intensity.

In land scarce cities like Singapore or Hong Kong, authorities are always concerned with the idea of maximising intensity. Having moved to Singapore recently, I am quite amazed at how the authorities here have transformed Singapore’s Central Business District into a vibrant hub with a big push for mixed developments. Singapore’s new downtown is a hub for commerce and to a small extent retail services during the day, and the authorities have been successful in injecting the work, play and live concept in recent years by encouraging the development of mixed use developments. Introducing residential, or late night F&B establishments in the CBD has transformed Singapore’s business district into a fully vibrant district, whilst maximising land use. Residential and F&B offers large night catchments, while offices and retail provide a large day catchment area.

Mixed-use developments have also taken off in the suburbs. Residents benefit from the convenience of being able to shop in the development they live in. They no longer have to travel to city centre for shopping, or access good schools. Companies who are located in the suburbs also benefit as they can tap into a large pool of patrons, talents or labour all within close vicinity.

Currently, most mixed-use developments in Singapore consist of a blend of residential, commercial and institution. There are limited mixed-use developments with an industrial use, however there are regulations that do allow industrial developments to allocate up to 40% of their land use to related ancillary services, for example, a small product showroom as part of a manufacturing or warehousing establishment.

I believe mixed-use developments will continue to be a major feature in Singapore’s real estate and I am excited to be part of the many changes taking place in this global city.
